I walked into the new build process assuming the price was the price — that’s certainly the impression the on-site sales rep gave me. Thank god I had Lex representing me. A few weeks into contract, the builder dropped the base price on remaining inventory in the community. Lex caught it immediately and went straight back to the table on my behalf. He renegotiated my contract down to match the new pricing AND got me additional incentives the builder had started offering new buyers but had conveniently forgotten to mention to me. I had no idea any of that was even possible mid-contract. If you’re buying new construction, do not walk in without your own agent — and if you can get Lex, even better.

As an investor, I needed an agent who could actually talk shop — not just walk me through the same listings I’d already pulled up on Zillow. Lex was different from the first conversation. His background flipping homes meant he could walk a property with me and immediately call out what it would actually cost to get it rent-ready, where I could add value with cosmetic updates, and where the numbers were going to get eaten alive by deferred maintenance. We looked at a handful of properties before landing on the right one, and Lex put together a clean cash flow analysis that made the decision easy. He even connected me with his contractors for the post-close updates. The property has been cash flowing exactly to plan since month one. He’s the only agent I’ll use for investment properties in Denver going forward.

Selling our home and buying our next one at the same time, in a slower market, was something my wife and I were pretty nervous about. The timing alone felt impossible. Lex laid out a plan for both sides from day one — how to price our current home based on real data from our neighborhood, how to structure the offer on our next home so the contingencies worked in our favor, and how to sequence everything so we weren’t stuck paying two mortgages or scrambling for temporary housing. His pricing on our listing was spot on. We had the right offer by the end of the first weekend while other homes in our area sat for months. The whole process was a lot of moving pieces, and Lex kept every one of them in the air. We couldn’t have done it without him.

When I decided to sell, the Denver market was a completely different animal than what it had been a few years earlier. More inventory, buyers taking their time, and I knew I couldn’t just stick a sign in the yard like my friends had done back in 2021. Lex came in with a real plan. We walked through the home together and he was direct about what was worth investing in before going live — fresh paint, a couple of targeted updates, and some landscaping refreshes — and, just as importantly, what wasn’t worth the money. Once we listed, he structured the offer to include a rate buy-down for the buyer, which he positioned as a smart way to stand out without slashing the list price. It worked. We were under contract within three weeks at a number I was genuinely happy with. Lex understands today’s market, not last year’s, and that made all the difference.

I’d been sitting on the sidelines for almost two years waiting for rates, prices, or something to give. Every time I thought about jumping in, I talked myself back out of it. When I finally reached out to Lex, the first thing he did was actually listen — to what I could afford monthly, not just what I was “approved” for, and what my real non-negotiables were. Once we found the right house, he negotiated a seller-paid rate buy-down and a credit toward closing costs that brought my monthly payment into a range I was genuinely comfortable with. He kept reminding me that the deal is about more than the purchase price — it’s about the terms. I never felt rushed, pressured, or sold to. I just felt like I finally had someone in my corner who knew how to get me into a home on my terms.

I found out I was relocating out of state with about six weeks to pull off selling my home. I was stressed, to put it lightly. Lex took one look at my timeline and said, “we can do this,” and then he actually did. He had the house prepped, photographed, and on the market within days, and we were fielding multiple offers by the end of the first weekend. I loved that he didn’t just push me toward the highest offer — he walked me through which buyer was most likely to close quickly and cleanly, because that’s what I actually needed. We closed on schedule, I made my move, and I didn’t have to fly back once. I can’t say enough about him.
